Older detached homes on compact borough lots make up a substantial share of established residential streets.
Netcong · Homes, Apartments & Transit-Oriented Housing
Real Estate & Housing
Netcong has one of western Morris County's most varied housing mixes within an exceptionally compact area. Traditional single-family neighborhoods sit beside older two-family and multifamily properties, downtown apartments, established garden-apartment communities, newer rental developments and age-restricted housing.
The borough's NJ TRANSIT station, Main Street, Lake Musconetcong setting and highway access make location especially important. Buyers and renters should consider not only the property itself, but also parking, rail proximity, zoning, municipal records, flood and drainage conditions, utilities and the borough's required resale or rental inspections.
2026 Netcong market snapshot
Netcong is a small housing market, so a handful of listings or sales can move monthly numbers significantly. Use these figures as context and rely on property-specific comparable sales when evaluating a particular home.
Netcong housing types
Netcong's older street pattern includes small multifamily and mixed housing types that can appeal to owner-occupants and investors.
Housing near Main Street and the station provides walkability to rail, restaurants, services and borough facilities.
Netcong Heights is a longstanding apartment community along Route 46 with one-bedroom units and a hillside/lake-area setting.
The Crown Walk and 34 Bank at Netcong expand the borough's newer one- and two-bedroom rental inventory.
Kings View Apartments on Jenny Lind Street is an age-restricted 55+ rental community with one- and two-bedroom units.
Apartment & rental market
Netcong has a larger rental presence than many comparably sized Morris County boroughs. Current apartment directories show several distinct communities in addition to smaller private rentals.
163 Route 46 West · established garden-apartment community with current one-bedroom availability.
1 Jenny Lind Street · 55+ active-adult rental community with one- and two-bedroom apartments.
2 Flanders Road · newer apartment community with one- and two-bedroom floor plans and shared amenities.
34 Bank Street · newer downtown-oriented one- and two-bedroom rental apartments.
Individual apartments and homes appear throughout the borough, including units in older multifamily and mixed-use properties.
Realtor.com currently reports a Netcong median asking rent of approximately $2,400, but individual communities and unit sizes vary substantially.
Certificate of Habitability is required for a sale
The Borough of Netcong states that a dwelling or dwelling unit may not be sold without first obtaining a Certificate of Habitability (COH). A buyer intending to occupy the dwelling also may not occupy it without the required certificate.
Do not leave the COH application and inspection process until immediately before closing.
Verify permits, approvals, violations and property records while there is still time to resolve issues.
Confirm all applicable smoke-alarm, carbon-monoxide and fire-safety requirements for the transaction.
Rental registration & inspections
Netcong states that residential landlords must register rental dwellings with the Municipal Clerk's Office and that rental properties are inspected annually. Rental ownership can also trigger state lead-paint, smoke/CO, property-maintenance and other requirements depending on the dwelling.
Zoning, construction & property improvements
Netcong requires zoning review for many property changes, while building permits are handled through the borough's shared construction service with Byram Township. Larger site-plan, subdivision, variance and redevelopment matters go before the Planning Board as required.
Building expansion and substantial renovation can require both zoning and construction approvals.
The borough publishes zoning guidance for common residential improvements; setbacks and permit requirements should be checked before work begins.
Netcong's current tree-removal and replacement ordinance can require a permit depending on the property and proposed work.
Multifamily, commercial and mixed-use changes should be reviewed with zoning before construction, leasing or occupancy.
Site plans, subdivisions, variances and certain redevelopment matters require formal land-use review.
For older homes, confirm that finished basements, additions, decks, garages and other work received required approvals.
Water, sewer & utilities
Unlike rural parts of western Morris County, Netcong provides municipal water and sewer service to borough residents. Electric service is provided by JCP&L and natural gas by New Jersey Natural Gas.
Review the account status, current charges, service-line material and any property-specific improvements or replacement obligations.
Confirm sewer-account status and current borough rates for the specific property.
The borough publishes an annual drinking-water quality report; the 2026 report covers 2025 water-quality data.
Lake Musconetcong, drainage & environmental review
Netcong's location beside Lake Musconetcong is part of its appeal, but property-specific environmental due diligence remains important. Low-lying parcels, properties near the lake or tributaries, and sites with drainage constraints should be checked against current flood, wetlands and stormwater information.
Check the actual parcel against current FEMA mapping rather than assuming that a Netcong address is or is not in a flood zone.
Inspect grading, basement water history, retaining walls, sump systems and runoff patterns, particularly on sloped or low-lying lots.
Lake health and watershed planning are active regional issues and are included in the borough's Highlands planning work.
Transit Village, Highlands Center & housing planning
Netcong's planning context is unusually important for such a small municipality. The entire borough lies within the New Jersey Highlands Planning Area, and the Highlands Council approved Netcong's designation as a Highlands Center in April 2025. Netcong is also a designated New Jersey Transit Village.
In March 2026, the Planning Board adopted resolutions amending the borough's Fourth Round Housing Element and Fair Share Plan and finding several related ordinances consistent with the Master Plan. The borough also amended its Station Area Redevelopment Plan in 2026.
Property taxes, assessments & tax maps
Netcong's Tax Collector handles billing and collection, while the Tax Assessor maintains assessed values and assessment records. Buyers should use the latest actual tax bill for the parcel rather than applying a general tax rate to the asking price.
The municipal assessment is used for taxation and is not the same as a current appraisal, Zestimate or guaranteed sale value.
Recent construction or improvements can create added or omitted assessments that may affect future tax bills.
The borough publishes updated tax maps that can help identify blocks, lots and parcel configuration.
